How much do I need for a deposit?

You'll need to save at least 5% or more of the property’s value as a deposit, meaning you’ll borrow the rest of the money from a lender.

How much can I sensibly afford to borrow?

The amount you’ll be able to borrow will depend on your current debts, outgoings and incomings. We’ll help you calculate how much you could afford to borrow and the monthly repayments.

How long does the process take?

Usually, it can take around three months to buy your first home, but, of course, this can vary from move to move. We’ll do everything we can to make sure your mortgage application is completed as efficiently as possible.

Why should I use a mortgage adviser?

There are several reasons. Firstly, we make shopping around easier. Secondly, we’ll use our experience having done this countless times before, to find you the right mortgage. Finally, we’ll take care of all the paperwork so you don’t have to, and remove the hassle.

What fees will I pay?

You’ll need to consider various fees, such as solicitor and survey fees. We’ll sit with you and work out accurate costings specific to you, so things are crystal clear from start to finish.

How can my parents help me buy my first home?

Getting onto the property ladder is hard, but in some cases parents can be in the position to help. Where appropriate, we’ll advise on living inheritance, family, guarantor and joint mortgages, to discover which option is right for you.

Unfortunately, if any of the following circumstances apply to you, then we won’t be able to help:

  • You are looking for a mortgage for less than ÂŁ150,000
  • You have been self-employed or contracting for less than one year
  • You are looking for a self-build mortgage or bridging loan
  • The property you are purchasing, or re-mortgaging, is a (or above a) commercial property
  • You have an adverse credit history, such as:
    • A County Court Judgment (CCJ) in the past three years
    • A default of more than ÂŁ500 in the past three years
    • A Debt Relief Order (DROs) or Individual Voluntary arrangement (IVA) in the past six years
    • A history of bankruptcy
    • Any unsatisfied default.
